Anche\u00a0<b>gli affitti<\/b>\u00a0sono in salita con un\u00a0<b>incremento annuo medio del 2.3%<\/b>\u00a0(Fonte: Zoopla Rental Market Report).<\/p>\n<p>Queste previsioni rappresentano un\u2019ottima opportunit\u00e0 per gli investitori nel mattone londinese, che potranno ancora beneficiare di un costante incremento dei prezzi nel lungo periodo, nonostante la Brexit e i naturali cicli dell\u2019immobiliare, e di ritorni dall\u2019investimento (ROI) molto interessanti.<\/p>\n<p>Tuttavia, la difficolt\u00e0 principale che trovano gli investitori \u00e8 il costo di ingresso nel mercato di Londra, che rimane alto rispetto a tutte le altre capitali europee (la media \u00e8 di \u00a3460,000 sterline per un immobile).<\/p>\n<p><b><i>Quali sono\u00a0quindi le strategie migliori da mettere in atto per entrare in un mercato cos\u00ec a basso rischio e con ottimo potenziale?<\/i><\/b><\/p>\n<ul>\n<li><b>Location, Location, Location<\/b>: l&#8217;area in cui si investe \u00e8 fondamentale, ma\u00a0i criteri di scelta\u00a0per ottimizzare il ritorno da locazione possono essere molto diversi da quelli per la scelta della zona dell\u2019abitazione per residenza.\u00a0Infatti, a Londra il ritorno da locazione pu\u00f2 variare dal 2% al 6% a seconda della zona.<\/li>\n<li><b>Utilizzo della leva<\/b>: l\u2019ottenimento di finanziamenti aiuta a massimizza il ritorno sul capitale investito in modo esponenziale.<\/li>\n<li><b><em>Multi-let<\/em>\u00a0&amp;\u00a0<em>HMO<\/em><\/b>: esistono diverse strategie per massimizzare la redditivit\u00e0 da locazione, come ad esempio l\u2019investimento in immobili da affittare a pi\u00f9 inquilini piuttosto che ad un\u2019unica famiglia.
