Questi investimenti immobiliari sono detti \u201cdiretti\u201d e\u00a0producono un reddito costante, ma\u00a0vi sono costi collegati ad acquisizione, dismissione e gestione dell&#8217;immobile. Inoltre, \u00e8 spesso difficile accedere ad un mercato immobiliare specifico, perch\u00e9 \u00e8 richiesta una quantit\u00e0 minima di capitale necessario per un solo investimento.<\/div>\n<p>I ritorni da locazione sono generalmente stabili e sicuri, ma sono calcolati al lordo. \u00c8 quindi opportuno valutare qual \u00e8 il ritorno reale dall\u2019investimento, al netto di tutti i costi ad esso correlati. Il ritorno lordo relativo allo stesso esempio \u00e8, invece, di circa il 4%. La differenza \u00e8 pertanto molto rilevante (-1.9%) e non va sottovalutata al momento dell&#8217;acquisto.<\/div>\n<div><\/div>\n<div><strong>Come posso quindi massimizzare il ritorno da locazione con altre forme di investimenti immobiliari?<\/strong><\/div>\n<div>\n<p>Sicuramente tramite il\u00a0<em>multi-let<\/em>\u00a0(HMO) e gli investimenti immobiliari indiretti. Vediamoli in dettaglio.<\/p>\n<p style=\"text-align: center;\"><strong>Cos\u2019\u00e8 un HMO?<\/strong><\/p>\n<p>L\u2019House in Multiple Occupation (HMO) \u00e8 un immobile suddiviso in unit\u00e0 abitative multiple (stanze o monolocali), con spazi comuni in condivisione ed \u00e8 in genere abitato da giovani professionisti o studenti.<\/p>\n<p>\u00c8 una categoria di immobili residenziali, ma con caratteristiche tipiche degli hotel o serviced apartments e caratterizzata da una regolamentazione pi\u00f9 stringente rispetto al c.d. &#8220;single let&#8221;. Esempi sono le case per studenti ed altre forme di co-living per affitti a lungo termine.<\/p>\n<p>L\u2019offerta di stanze o monolocali (ottenuti tramite il frazionamento di un immobile) a pi\u00f9 inquilini piuttosto che ad un unico nucleo familiare aiuta a incontrare la domanda sempre crescente di abitazioni a Londra e nel Regno Unito. Inoltre, si raggiunge l\u2019obiettivo di massimizzare il ritorno da locazione ottenuto da un unico investimento immobiliare.<\/p>\n<p>Di seguito una \u201cpiramide\u201d che illustra quali sono i tipi di investimenti il cui ROI \u00e8 maggiore.
