Ma non solo. A risentirne maggiormente sono state le zone pi\u00f9 esclusive.<br \/>\nNei lussuosi quartieri di Kensington e Chelsea negli ultimi 12 mesi i prezzi sono crollati del 20%, come rilevato da Rightmove. Sono calati anche gli affitti, cos\u00ec come le metrature per uffici, sulla scia delle preoccupazioni delle aziende, con alcuni settori, fra cui quello finanziario, che potrebbero dover trasferire parte dei dipendenti verso il continente. Nelle periferie i prezzi si sono mossi meno e in alcune zone hanno continuato a crescere.<\/p>\n<p>\u00abI prezzi richiesti dai venditori sono rimasti pressoch\u00e9 fermi, ma c\u2019\u00e8 molto pi\u00f9 margine di negoziazione\u00bb ha spiegato l\u2019avvocato Marco Fasanella, direttore di Habitat Investments, societ\u00e0 specializzata nella consulenza per l\u2019acquisto di immobili a Londra. \u00abLe transazioni risultano pi\u00f9 lente. Nel boom del 2013-2015 spesso le case venivano vendute a un prezzo pi\u00f9 alto rispetto a quello richiesto dal proprietario. Il tutto in tempi ristretti, una settimana, massimo dieci giorni. Oggi la compravendita \u00e8 pi\u00f9 lenta, le transazioni possono arrivare a durare anche 4-5 mesi e generalmente si concludono a sconto sul prezzo originario\u00bb.<\/p>\n<p>Anche i movimenti degli europei dopo il voto della Brexit stanno determinando tutto ci\u00f2. Da alcuni mesi si \u00e8 ridotto il flusso in entrata dal Vecchio Continente, mentre sono cresciute le partenze. \u00abEro arrivato a Londra nel 2010, ho assistito a tutto il boom edilizio del 2013-2015, con i prezzi degli affitti saliti anche del 50%, mentre il mio stipendio restava praticamente fermo, peggiorando il mio tenore di vita\u00bb spiega Emanuele Greco, ingegner che ha lavorato presso la Bofa, nella City, fino a pochi mesi fa. \u00abLa Brexit ha fatto traboccare il vaso: con mia moglie Patrizia e la piccola Sofia abbiamo scelto di tornare in Italia, era il momento di dire \u201cGoodbye London!&#8221;. Molti europei rientreranno in patria prima della chiusura dei negoziati e questo spinger\u00e0 ancora pi\u00f9 gi\u00f9 i prezzi\u00bb.<\/p>\n<p>Ma la discesa del mattone, unita alla svalutazione della sterlina, ha anche generato un certo interesse da parte degli investitori europei, ci spiega ancora Fasanella: \u00abNel 2015 il cambio fra sterlina ed euro era in area 1,40. Per acquistare un immobile da L000.000 di sterline occorrevano 1.400.000 euro.
