La capitale britannica attrae sempre pi\u00f9 acquirenti internazionali, che vedono nella citt\u00e0 un rifugio sicuro. \u00abLe turbolenze sui mercati finanziari hanno reso pi\u00f9 attraente il mercato immobiliare londinese \u2013 spiega Liam Bailey, head of residential research di Knight Frank \u2013. \u00c8 probabile che in futuro i problemi economici e geopolitici spingano ancora gli stranieri verso Londra\u00bb.<\/p>\n<p>Chi ha investito nel marzo 2009, il nadir dovuto alla crisi finanziaria, ha visto salire il valore dell\u2019immobile del 38,2%, secondo Bailey, mentre quest\u2019anno i prezzi del centro citt\u00e0 sono aumentati del 12,5% raggiungendo livelli record. Chi vuole acquistare in quartieri come Chelsea sa quindi che i prezzi sono gi\u00e0 molto elevati. Chi, invece, vuole investire somme meno consistenti ma senza dover ripiegare su zone periferiche ha ora una nuova opzione. Una zona a un passo dal centro sembra garantire investimenti sicuri: Nine Elms-Battersea, un tratto del lungo Tamigi sulla sponda sud che va dal ponte di Vauxhall, a poca distanza da Westminster, fino alla celebre Battersea Power Station accanto al ponte di Chelsea. Knight Frank ha appena messo questa zona al primo posto tra gli \u201chot spot\u201d della capitale, le zone dove il valore delle case salir\u00e0 di pi\u00f9 nei prossimi cinque anni: la previsione \u00e8 uno spettacolare aumento del 140% dei prezzi entro il 2016. Per ora, i prezzi partono da circa 350mila euro per un appartamento con una camera da letto e possono superare il milione per una casa. Il valore medio \u00e8 attorno ai 700mila euro, mentre al metro quadrato le cifre oscillano tra 5.500 e 8.700 euro.<\/p>\n<p>La rigenerazione di questa zona finora trascurata prevede la costruzione di molti complessi residenziali con decine di migliaia di nuovi appartamenti, la trasformazione della ex centrale elettrica in disuso in centro commerciale e culturale, l\u2019apertura di nuovi giardini e passeggiate lungo il fiume e la ricostruzione dello storico mercato dei fiori di New Covent Garden. In una zona finora servita solo da autobus, dove i prezzi delle case non hanno mai tenuto il passo con i quartieri vicini, l\u2019asso nella manica del progetto di rigenerazione \u00e8 l\u2019apertura di due nuove stazioni della metropolitana a Nine Elms e Battersea, nei prossimi anni. Tutto era nato con la decisione degli Stati Uniti di trasferire qui l\u2019Ambasciata americana, lasciando Mayfair per un nuovo grande edificio costruito ad hoc vicino al fiume a Nine Elms, che aprir\u00e0 nel 2017. Grazie all\u2019investimento Usa, numerose imprese edilizie private hanno deciso di puntare sulla zona proponendo nuovi complessi residenziali, tra cui diversi grattacieli. Il primo, The Tower, \u00e8 gi\u00e0 in costruzione e avr\u00e0 50 piani: per attico e superattico si annunciano cifre esorbitanti, superiori ai 50 milioni di euro. I progetti si stanno realizzando grazie alla collaborazione tra pubblico e privato.
